Tips when looking for a Property?
-Have a rough estimate of what rent you can afford

-The size of the property you are looking for
The easiest way to search for a property to rent is via our website. Any new properties are listed on our website daily, so refer back regularly for the latest listings. We also print out booklets daily of all of our available properties which are available at our front office. if you find a property you think may be suitable, arrange a time to view by calling our office. (A property must be viewed before an application is submitted).
If your application is approved for a property, a holding deposit of one weeks rent is payable immediately, to secure the property and remove it from the available list. Upon signing the lease a bond of four weeks rent plus one more weeks rent is payable. Rent must always be kept one week in advance.
Once you have moved in:
Of course you must make yourself at home but there are a few things to be aware of. Picture hooks, pets, foxtel connections or any other alterations must be requested in writing to the property manager.
It is the tenants responsibility to maintain the lawns and gardens, including the watering of the grass and plants unless otherwise stated in the lease agreement.
Routine inspections will be carried out by our property managers. You will be given 7 days notice of such inspections. Unfortunately we are unable to change dates and times for inspections.
Most of our tenancies are subject to user pays water meter readings. You will be invoiced by Armidale Town & Country upon receiving the bill from Council. Payments must be made by direct deposit using your unique reference number and citing water in the payment reference. Please let us know if there is a dramatic change in water usage in case of a leaking pipe or faulty meter.

Sharing a rental Property
We have found that nominating one person to be responsible for payments to be the best strategy. Any person on the lease is jointly and separately responsible for any debt of the tenancy. Any change in sharing arrangements must be notified immediately to the property manager.
When vacant possession is required by the owner.
There is generally 3 scenarios where this can occur:
1. The owner is required to give you 30 days written notice to resume possession at the end of a lease. This can be issued up until the last day of the fixed term of the tenancy agreement.
2. The owner is required to give you 90 days written notice to vacate the property once the lease agreement fixed term has expired.
3. If the property has sold and the lease agreement fixed term has expired, the owner may terminate the tenancy by giving 30 days written notice upon exchange of the sale contract.
